What happens
In much of the country outside New York City, just 4% of tenants have lawyers in eviction cases, compared with 83% of landlords. In New York City in 2023, 84% of tenants who had representation were able to stay in their homes. Landlords filed more than 1.23 million eviction cases in 2025 in the 10 states and 38 cities tracked by Princeton's Eviction Lab. The average eviction filing rate across those areas was 7.9%, roughly one case for every 13 renter households.
