What happens
Significant damp and mould hazards must be investigated within 10 working days of being reported and made safe within 5 working days of the investigation finishing. Landlords must give tenants a written summary within 3 working days after an investigation finishes. In the Ombudsman's 2025-26 review, condensation, damp and mould made up 34% of repairs complaints and leaks 23%, and it upheld more than 75% of both. The Ombudsman encouraged landlords to audit whether their complaints teams can reliably identify when a case falls under Awaab's Law.
